August 2025. The Kamernet Rent Report is a quarterly publication that highlights price trends for rooms and apartments listed on Kamernet, the largest student rental platform in the Netherlands. This initiative has been ongoing for two years.
The report analyzes rooms and apartments advertised via Kamernet’s platform, which are typically listed by private landlords, real estate agents, or roommates. The report does not include rooms advertised by social student housing providers, which generally have lower prices than those offered on commercial rental platforms such as Kamernet.
The Kamernet Rent Report for Q2 2025 analyzed 17,441 properties listed on the platform during Q2 2025 and Q2 2024. This total includes 14,619 rooms and 2,822 apartments.
The rooms analyzed can be furnished or unfurnished, sometimes without floor covering. Of all the rooms analyzed in Q2 2025, 47% were furnished, compared to 51% in Q2 2024.
The apartments analyzed can be furnished or unfurnished, sometimes without floor covering. Of all the apartments analyzed in Q2 2025, 63% were furnished, compared to 58% in Q2 2024.
In 2025 so far, 37% of the rooms advertised in Kamernet were listed by private landlords, 50% by roommates, and 7.4% by real estate agents, with the remaining 5% listed by others. For apartments, 67% were listed by private landlords, 20% by real estate agents, and the remainder by roommates or other parties.
The report represents rooms advertised by private individuals, including private landlords, roommates, and real estate agents. It does not include rooms advertised by student housing associations, which generally have lower prices. According to the Landelijke Monitor Studentenhuisvesting 2024/25 by Kences, more than 400,000 students in the Netherlands live away from home. Of these, 43% live in rooms offered by private landlords, nearly 40% live in rooms provided by housing associations, and the rest stay in rooms rented informally, with landlady rentals or via other arrangements.
The Q2 2025 report covers 18 cities for rooms and 11 cities for apartments. The cities analysed for rooms are: Amsterdam, Arnhem, Breda, Delft, Den Haag, Ede, Eindhoven, Enschede, Groningen, Haarlem, Leeuwarden, Leiden, Maastricht, Nijmegen, Rotterdam, Tilburg, Utrecht, and Wageningen. The cities for apartments are: Amsterdam, Breda, Den Haag, Eindhoven, Groningen, Haarlem, Maastricht, Nijmegen, Rotterdam, Tilburg, and Utrecht.
The number of properties varies per city. In the room category, in the biggest cities, such as Amsterdam, more than 1,000 rooms are usually analyzed in each quarter. In other popular student cities, like Utrecht, Groningen and Rotterdam, the units are usually between 300 and 800. Smaller cities may have less than 100 units, but always more than 30. In the apartments category, the most popular cities can have up to 500 listings to a minimum of 30.
The absolute rent price for a city in either the room or apartment category is calculated as a median across all listed units in that city. The square meter rent price for a city is also calculated as a median of the per-square-meter prices from all listings.
Starting with the Q2 2025 report, Kamernet began reporting city rents using the median instead of the average. While the rent prices for Q2 2024 reported in 2024 were calculated using the average, the Q2 2024 prices included in the 2025 report (for year-over-year comparison) were recalculated using the median.
This is why some prices differ. Both calculation methods are valid, but the change was introduced to provide a more accurate representation of reality by reducing the impact of outliers.
The national room rent price is calculated as a weighted average, which takes into account the number of units in each city. To calculate the yearly variation in the national price, the weighted average from Q2 2025 is compared to the weighted average from Q2 2024 to determine the percentage change.
